A chi-chi Upper West Side building wants to boot the trust-fund transsexual who's been stinking up the joint with her chain smoking.

In papers filed in Manhattan Supreme Court, the co-op board of the El Dorado, at 300 Central Park West, says Diane Wells has ignored its pleas to be more considerate of her neighbors — even refusing to use the air purifiers residents bought her for her ninth-floor apartment.

Wells, who was born a man, also has fallen behind on her common charges to the tune of $18,000 and is $42,000 short in the escrow account she agreed to maintain in return for living in the apartment, which used to belong to her late mother.

A reclusive transsexual heiress once convicted of beating her millionaire mom is in trouble for stinking up the famed El Dorado on Central Park West with her secondhand cigarette smoke.

Wells was arrested in June 2005 on a charge she broke her mother's arm in a fight over her inheritance. She served a 60-day jail sentence, but the conviction was overturned on legal grounds.

A chain-smoking transgender recluse in one of Manhattan's landmarked upper West Side co-ops will have to let repairmen in to fix a gaping chasm in her living room wall, a judge ruled Tuesday.

Manhattan Supreme Court Justice Cynthia Kern issued that order as she refused the co-op's request to order Diane Wells to stop smoking.
