I'm about to join you in the refurb game shortly. Mine doen't need as much work as yours though. Not sure I could take on something as large scale, you're very brave! You mention cattle is it a farm or a ranch you are working on?

You could do with hiring a beam hoist, be careful as we dont want any accidents.

Yes Stottie Girl, its a farm, I have 114 acres. Currently just my 2 horses and 2 hay fields (about 40 acres), and the rest is woods. Good luck on your refurb. Mine started out as replacing the kitchen and baths. Then we were going to move a few walls to make the rooms nicer sized. As the work progressed, I found more and more wrong, until now there is just shell and everything else will be replaced or fixed.
   The beam is in! Not easy! But in!! Put one end of the board in a rope sling, then lifted the other end up and put it in a sling. Then adjusted the height of the first sling, and so on. Added glue, screws, and more boards. Took all day and a mechanics floor jack but its done! I miss my 'man' muscles. (Not really.) I just want a proper kitchen where I can start baking again.

I hope mine won't end up like that ha ha! I need to remove the fireplace, gut and replace the kitchen, same for the bathroom, do a full house rewire, replace the heating system, re-plaster part of one ceiling, renew the perspex car port roof and re-roof the sunroom. Plus I want to put new herringbone wood flooring in the dining room, new front door, new garage door, fitted wardrobes to both bedrooms, floor the attic and re-carpet throughout. Then I can get started on making the garage into my workshop and tackle the jungle that is the back garden.......easy!

Wow, that's quite ambitious. 2 story homes can be problematic to rewire I have done a couple. So are you doing this yourself or hiring a pro? 
  I had thought when I bought this place that one garage would be my wood shop. Another garage would be a mechanic/metal shop. One building would be turned into a barn for the horses and then there is another 2 car garage for the autos.. And... there is still one garage left for storage. Now, I have a hard time just thinking past getting this house done!
  I think the former owner was a pack rat. When he filled one building, he built another, and so on...

It's a bungalow so only 1 storey. Whilst I am techincally able to do the work unfortunately everything in the UK has to certified by a qualified electrician so pro it will be. The annoying thing is I am a fully trained gas heating engineer but I can't fit mine as I am no longer doing that sort of work so cannot certify it, pro again! everything else though I'm doing myself.

One 'nice' thing about West Virginia is the lack of building codes. So I am able to do all the work myself.
One 'bad' thing about West Virginia is the lack of building codes. Many have done such horrible work before me, it makes me just shake my head. My favorite is the addition on the front of the house. They installed a heavy steel 'I' beam to carry the load. Then cut out the wall to the addition. Supports are on top of 3/4" wood planking. Nothing under! Of course they sagged and now beam is 3" out of level. List goes on and on.
  I mentioned the doctor upped my P to 200. Already I am feeling the effects. Breasts are a bit sore again and a little swollen.

Maybe this is an example why there should be building codes and inspections.

But it is a free country still and if you know what should be done, you will do it right!

I do think that these building permits and inspections may be a sneaky way to increase property tax assessments.


Always stay cheerful, be polite, kind, and understanding. Accepting yourself as the woman you are is very liberating.  Never underestimate the appreciation and respect of authenticity.  Help connect a person to someone that may be able to help that person.  Be brave, be strong.  A TRUE friend is a treasure.  Relationships are very important, people are important, and the sooner we all realize that the better off the world will be.  Try a little kindness.  Be generous with your time, energy, wisdom, and resources.   Inconvenience yourself to help someone.   I am a brown eyed, brown haired woman.

Well we do get similar horror stories due to the age of some of our buildings from when the application of the regulations was a little bit lax.

Interestingly, at least to me, the UK has had building control (where I work now funnily enough) since the Great Fire of London in 1666! It has been illegal to have a thatched roof in London since then for instance. In fact, today there is only one thatched building in all of London which is the replica Globe Theatre, whereas they are dotted around all over the rest of the country. All because of building codes. The oldest building codes were in ancient Babylon! Sorry for the boring history lesson ha ha!

An old house has a hungry mouth to feed unfortunately. My "new" one is 1950's/60's so structurally it looks ok.

I imagine the rural properties over there are perhaps more self built rather than tightly controlled house builders?

  I never thought about building codes starting after great fires. Interesting. I always thought along the lines of Chrissy, the governments way of increasing taxes. My house, or some portion of it, was built in 1911. They used large sandstone rocks to build upon. There are still 6 in use in the craw space portion of my basement. I was in the process of laying out some new walls and discovered the back of the house is several inches wider on one end. WTF? Also discovered some charred boards intermixed. There was a large fire in 1917 here at Creston. Burned the town down. I wonder if they salvaged some of the lumber from there?
   My mood has been better the last few days. Doc had upped my P to 200, not sure if that had anything to do with it. There have been some change to my breasts the last couple of days. They have swelled some and are more sensitive. When meeting with the doc, I asked about cycling my E and P. He said no problem, so I will go back to that today. The last month or so I have been using a steady dose.

Its likely they did re-use stuff Gina, why leave it to waste? I think it's cool as you have a piece of history imbeded into your home providing a link with the past.

Half the farms, churches and the like where I live are built from Roman stone they nicked off Hadrians Wall!
It used to be a rival to the Great Wall of China but it's basically a load of strip foundations and dwarf walls now ha ha! Still worth seeing though I might add!

I have not tried the P.  Lori is a big fan of its use.  I wonder if using over the counter P creams would be a compromise between not using any P and prescribed P.  My boobs have been sensitive this month, not so much today, but earlier.  The E may still be doing something for them.

Took the day off and went for our first off farm, trail ride. It was nice to get away for the day. Rode over 7 miles on a rail trail, the Big Bend trail. This stretch  was very straight and not very scenic. A bit boaring but nice to get away. Temps topped out at 87. Today its 45. Ahh, crazy March!

Not a good day, yesterday. Went out to feed the horses and slipped. Fell on my hip that I had replaced a year or so ago. Couldn't stand or put any weight on it. After laying in the mud for a few minutes, I was able to get up on one leg. Called the wife, and hobbled back to the house with her help. Shed the muddy clothes and spent the better part of the day at the hospital getting X-rays. Thank God nothing was broke or dislocated. Very, very sore today. Able to move about with a cane but very painful. Work on the house will have to wait!
